Three things worth knowing about Dunes Residence Club
Two of the three listings undercut every recorded sale. Penthouse 306 at $1,249,000 and Penthouse 314 at $1,299,000 both ask below the $1,350,000 floor of the three closings. Across Diamante that is unusual — most listings sit above the proven range. Establish whether it reflects floor level, view, condition or a seller who wants out.
All three sales closed below asking, every time. 97.1%, 94.7% and 91.4% — reductions of $49,500, $75,000 and $145,000. There is no full-price sale in this building's record, which is a reasonable basis for opening below list.
