The range is tight and well populated: every one of the nine closed between $1,250,000 and $2,150,000. That is by far the best comparable set Diamante offers, and it is the one neighborhood here where you can price a purchase from evidence rather than from a single data point.

Three things worth knowing about Las Casitas
Bedroom count sets the band. Every three-bedroom sale landed between $1,250,000 and $1,700,000; both four-bedrooms landed between $2,000,000 and $2,150,000. There is a clean $300,000 gap between the two groups with nothing in it. If you know which you need, you know your budget here to within about $450,000.
This is the most negotiable house market in Diamante. A median close of 94.7% of asking, with one sale at 80.2% — a $495,000 reduction on 25-348. Only one of the nine went at full price. Compare that with Las Terrazas, where all five went at exactly list. Different parts of the same community behave completely differently.
Constructed area is unreliable here. 24-1316 reported 5,630 square feet and closed at $1,700,000; 25-90 reported 2,744 square feet and closed at the same $1,700,000 on the same terms.
